Here are Some Valuable Tips

Wondering how to beat out the other guy?  Low inventory has driven up competition in the rental market just as it has for those looking to make a purchase.  With many still on the fence about purchasing, more and more people are holding tight and deciding to rent.  Here are some tips to make your application stand out.

Be flexible on your start date.  Ask what the ideal lease start date is and be willing to sign a lease on that day.  That might mean a little overlap of double rent; but might be worth it for the perfect place.  Additionally, some landlords are keen on finding a long term renter.  Being willing to sign a multi-year lease could be very attractive to some.

Be ready to show your employment history and have paystubs available if requested.  Many landlords want to ensure you are employed and can pay rent on time.  A steady job history will give them peace of mind.

 

Reach out to your past or current landlord and ask if they will give you a good recommendation.  In this age of reviews, a glowing 5-star review will go a long way in helping you stand out.

If you have a service animal be sure it is properly registered and you have all your property documentation and paperwork ready to submit. 

 

Be sure to ask about the landlord or property manager if they have a minimum credit score for accepting an application.  If they are looking for a 650 credit score, and you have a 620, be sure to ask if there are exceptions–if not you might be throwing money away on an application.  If your credit is less than stellar, work on getting that improved ASAP.

 

Lastly, be sure the property is actually still available before starting the application process.  Most application fees are non refundable and it’s no fun to lose time and money on a rental that’s already taken.  It could take a day or so before the manager or landlord marks the listing pending.  Often they are waiting for the security deposit before it’s officially “off the market.”
